Finding affordable housing in the GTA is a challenge. According to blogTO, the most expensive areas for renters in the GTA have over 30 percent of residents spending beyond 50 percent of their income on rent. This is considered overspending when it comes to healthy budgeting. So, how does the average person find safe, affordable housing in Toronto? Here we take a look at the most affordable and least affordable neighborhoods in the GTA whether you are buying, selling or renting.

Most Affordable Areas for Renters in the GTA

Two excellent options for renters include Guildwood Village and Mimico. Guildwood Village is located in Scarborough, offering a true village-like feel, not often found in the suburbs. Located on the south side of Kingston Road, it is also very close to the picturesque Scarborough Bluffs. Here you will find it easy to get close to nature with a stunning park, beach and Grey Abbey Trail. As well, Guildwood Village offers a small-town feel and is home to the very convenient Guildwood Shopping Plaza at Guildwood Parkway and Livingston Road. It is quite high end for a Scarborough plaza, where you’ll also find the local public library. The area has plenty of schools whether you are looking for public, Catholic or private options. One of the nicest amenities in the area is the public transportation. You can hop the GO train into Union in just 20 minutes. This is a far more pleasant option than using the local buses which will take you 45 minutes to get to downtown TO. It doesn’t brag the greatest walking or transit score with rankings of 39 and 59 respectively. The average rent costs here are just $950 per month, a very affordable option when compared to the average one-bedroom GTA rent of $2500.

If you prefer living in the west, Mimico is the hot spot. The area is still considered the city so you still get to live in a bustling neighborhood with plenty of new condos on the rise. It is an easy ride into town on the streetcar, and just like Guildwood Village even quicker if you hop the GO train. If you prefer to drive, you’re probably just about 20 to 25 minutes to downtown depending on traffic on the QEW. It has better walking and transit scores than Guildwood Village at 71 and 76 respectively.

Like Guildwood Village, Mimico is located on the lake, keeping you close to scenic local parks. There is an excellent selection of locally-owned shops and restaurants with two cool shopping districts to choose from on Lake Shore Boulevard and Royal York Road. Schools are more spread out here but are still easily accessible. Students love it as it is close to most downtown colleges, the U of T and Humber Collage. The average rent for a one-bedroom here is just $821 per month.

Least Affordable Areas in the GTA for Renters

The report from blogTO listed two of the least affordable areas for renters in the GTA as Rosedale and Willowdale. Rosedale certainly comes as no surprise. This is an area known for its established beautiful homes and streets offering a quiet retreat from the buzz of the city. It is close to some of the best schools in the GTA. It’s an easy walk or subway ride into the downtown core which brings the areas walk (84) and transit (85) scores way up there. Rosedale offers plenty of very high-end restaurants and shopping. The average rent in this area will set you back several thousands of dollars, often reaching well over the $5,000 mark depending on the type of property.

Willowdale has seen a boom in condominium townhouses and high-rise condominium towers. It is an easy commute to Toronto as it borders Yonge. Whether you take the TTC or want to head a few minutes south to the 401, if you need to get to downtown TO, you’re golden. Despite being outside the downtown core the areas still boast high walk (84) and transit (88) scores. There’s plenty of shopping, dining, and amenities that make it easy to do everything in your own neighborhood. Willowdale is home to one of the GTA’s most high-end malls, Bayview Village and has a high number of private schools. However, you’ll be very close to a high concentration of public and Catholic schools. Although you can find smaller, less desirable homes for rent in Willowdale for below the average going rate, you will mostly be looking at prices that reach several thousand, although not as high as Rosedale.

Most Affordable Areas to Buy a Home in the GTA

With the average house price in the GTA reaching $927,000, finding an affordable home can be a challenge for buyers. Although this is good news for sellers, buyers have to be careful when considering their options. Luckily, Mimico comes up again for this category thanks to its great location and wide availability of affordable homes, including condos. You’re looking at a very reasonable $719,000 in this desirable, up and coming area.

Most Expensive Areas to buy a Home in the GTA

Bridle Path is by far the most expensive area in the GTA. Averaging $3.6 million dollars, this neighbourhood is a sign you’ve arrived. Located north of the city, not only can you can reach the Yonge line via bus quite easily, but you are close to the 401, so you can zip across to the DVP pretty quickly. Although it has lower walk (58) and transit (64) scores this adds to the charm and allure of the area as it has a more secluded feel. Shopping is a dream at some of the highest end malls in the GTA including Bayview Village, The Shops at Don Mills, and York Mills Shopping Centre. Yorkville Mall is also just a short drive away on the 401. Sprawling mansions of all different eras and designs can be found on the quiet streets of the Bridle Path from Tudor influences to art deco and modern to ultra-modern.
